We believe our approach to management is extremely cost effective for our clients. The management fee is but a small component of a building's overall budget. Our intensive staffing permits us to closely monitor the costs of Supplies, Repairs, Maintenance and most importantly major projects. Additionally, we implement preventative maintenance programs which save substantial monies in repairs and preserve the building's structural and mechanical systems (AC/heating checks, smoke detectors and fire extinguishers checks, termite inspections, pool checks, filter replacements). We will supervise, control and monitor all aspects of Building Maintenance. We also offer to supervise any remodel/rehab projects for our clients at negotiated in advance and agreed upon fee.
1. We will develop a Preventative Maintenance program directed at preserving the physical plant including both mechanical systems and the structure of the building.
2. We will work to maintain and improve the building's aesthetic standards, carefully evaluating and monitoring staff performance and performance of outside contractors. Working with you we will adjust schedules as necessary to best achieve the building's goals and, within budgetary limitations, recommend outside services where appropriate.
3. We will give priority to maximizing the efficiency of the building's Resident Manager (larger complexis). We will closely supervise the Resident Manager's performance and provide support and prompt attention to concerns raised by or through the Resident Manager
4. We will provide a prompt response to the complaints of residents. Please review our grievance procedure. A trained assistant will receive calls and will work with staff and contractors to resolve a problem, while promptly communicating with the Management Executive. Our organization is committed to following up on all problems until they are resolved in timely, diligent and professional manner.
5. To achieve these goals, the Management Executive will make frequent visits to the Building and supervise each team member while holding them accountable to the highest of standards.
6. In all cases we will utilize competent contractors and vendors at the best possible prices.
